Major races in this setting are more different, live more seperate lives, and are generally more autonomous from each other than in many other settings. Elves stick to their woodlands, and have no need for the mountain mines of the dwarves or the farmland valleys of men. The Dwarves have developped a lifestyle dedicated to staying underground, meaning they care little for owning land outside of their own strongholds. Humans, well, humans are humans, but they live in a world where encroaching on the Elves is unwise, and trying to take a stronghold from the Dwarves is perhaps far more trouble than its worth.
The point being that conflict between the races happens, but everyone has a view of the world considerably different to other races, and therefore there may be unclaimed areas, areas where the claimed kingdom of different races overlaps, and all kinds of strange land-sharing arrangements.
